Background of the Study
Property management companies play a crucial role in maintaining the quality, functionality, and profitability of rental properties. In Nasarawa State, where urbanization is steadily increasing, the demand for rental properties is growing, and effective property management is becoming more critical to ensuring that both property owners and tenants benefit from well-maintained spaces. Property management companies in Nasarawa are responsible for overseeing maintenance, addressing tenant concerns, managing finances, and ensuring legal compliance (Hassan & Ahmed, 2023). However, despite the essential role of property management companies, there is little research on their effectiveness in maintaining rental properties in Nasarawa State.
Many rental property owners face challenges in ensuring consistent maintenance due to lack of time, expertise, or resources, which is where property management companies are expected to step in. However, the quality of property management services varies significantly, with some property managers failing to meet the expectations of both owners and tenants. This study aims to investigate the role of property management companies in maintaining rental properties in Nasarawa State, assess their effectiveness, and identify areas for improvement.
Statement of the Problem
Rental properties in Nasarawa State are facing maintenance challenges, including deteriorating infrastructure, inadequate repair services, and delayed responses to tenant concerns. These challenges are often linked to the inefficiency of property management companies in the region. There is limited understanding of the effectiveness of these companies in managing rental properties and maintaining their value. This study aims to address this gap by investigating the role of property management companies in Nasarawa’s rental property market.
